We are seeking an experienced Maintenance Manager to oversee a 400+ unit, well-maintained residential portfolio in Yonkers.
Compensation & Benefits
- Pay around $35-40/hour and eligible for Overtime
- Hours: 8am – 4:30pm Monday – Friday
- Housing: Free on-site apartment optional
This is a hands-on leadership role responsible for managing all maintenance operations while leading a team of 10 staff members. The ideal candidate brings a strong managerial background, with the ability to delegate effectively while remaining actively involved in operations.
The Maintenance Manager will also participate in an on-call rotation (24/7 responsibility), providing guidance to technicians and responding to emergencies as needed.
Key Responsibilities
- Lead, supervise, and develop a team of maintenance technicians and porters
- Review, prioritize, and delegate daily work orders to ensure timely completion
- Maintain high standards for unit turnovers and overall property condition
- Balance hands-on maintenance work with effective delegation and oversight
- Manage vendor relationships, contracts, and service delivery
- Ensure quality control by inspecting completed work and addressing recurring issues
- Oversee preventive maintenance programs across all buildings
- Maintain at least 2 hours of daily office time for administrative duties and coordination
- Collaborate with property management on budgeting, capital improvements, and operational efficiency
- Ensure readiness for inspections (REAC/HQS) and maintain compliance standards
- Oversee inventory, maintenance shop organization, and safety protocols
- Respond to after-hours emergencies and support team members during on-call situations
Qualifications
- 5+ years of experience in multifamily maintenance, including leadership responsibilities
- Proven ability to manage teams, delegate tasks, and drive performance
- Strong vendor management and operational oversight experience
- Hands-on technical knowledge across building systems (HVAC, plumbing, electrical, etc.)
- Excellent communication, organization, and problem-solving skills
- Experience with property management software (e.g., Yardi) preferred
- Relevant certifications (CAMT, OSHA, HVAC, etc.) or willingness to obtain
